How do I add a new listing to Beyond Pricing?

Congratulations on your new listing! To get started, refresh your account, follow the new listing set up guide, or adjust any settings in Customize Tab and set your Base and Minimum Prices. Then you can start syncing!

Refresh the connection to your account

We sync to your Airbnb, and/or VRBO account or PMS every night at midnight and pick up new listings, changes in availability or reservations, and so on. When you add a new listing to Airbnb, and/or VRBO account or PMS we recommend refreshing the corresponding account in your Accounts Tab.

Search for the listing in your Dashboard

Check to see if the listing is appearing in your Dashboard, either by scrolling through (if you don't have a lot of listings) or using the search box.

Listing not appearing in your Dashboard?

  • Is it live on Airbnb, and/or VRBO or active/listed in your PMS?
  • Is it in a market we support?

You can easily check if it is not showing on your Dashboard due to one of the above reasons by using your Filters. Simply uncheck "Hide Unavailable".

New Listing Setup Guide

We are updating the process for launching a new listing to make it even easier! If you are one of the users who can see that their new listing "Need Review", follow these steps. If you don't have that option yet, not to worry, simply jump down to Adjust settings in the Customize Tab for the listing and continue from there.

To get started setting up a new listing, click on the "Needs Review" button.

Here you can import details from a reference listing, or input new values.

To import details from a reference listing, select the listing from the drop down menu.

This will surface all the settings for this listing. From here you can uncheck the settings you do not want to copy over, and adjust your Base Price, Minimum Price and Minimum Stays as needed. Click Save and you are all set!

Please note that you can save changes without enabling pricing syncing. If you want to start pushing pricing immediately don't forget to switch on the "Price Syncing" toggle.

Adjust settings in the Customize Tab for the listing

If you have your VRBO account connected directly to Beyond Pricing and have Minimum Stay requirements you will need to set these up in the Customizations Tab. Check out What are Annual/Seasonal Minimum Stays and Gap Fillers, and how do I use them? for more information.

If you have your Airbnb account connected directly to Beyond Pricing you have the choice to manage your Minimum Stay requirements in Beyond Pricing on the Customize Tab or directly on Airbnb.

Set the Base and Minimum Price

The next step is to set the Base and Minimum Prices for your listing.

Since you are adding a listing to your portfolio we can assume you are already a Beyond Pricing expert. Just in case, here are a few tips to get you started.

  • Not sure where to set your Base Price? Set it similar to a comparable listing in your inventory to start and then make adjustments from there.
  • The Minimum Price is the lowest price you are willing to take for this listing for one night.

To finalize your changes click Save & Sync Prices and you will see the listing now has price posting on.

Syncing prices generally takes around 30 minutes but for some PMS connections it can take a few hours. If you do not see prices syncing appropriately please reach out to us at
