Why is there a difference between the pricing I see on my Airbnb or VRBO listing and my Beyond Pricing calendar?

If your rates aren't matching across Beyond Pricing and Airbnb or VRBO, it likely means a setting in Airbnb or VRBO is influencing the nightly rate. Before reaching out to support, please check for any discounts set up in Airbnb, if Smart Pricing is enabled, or if you have other pricing strategies active.

Do you have discounts enabled in Airbnb or VRBO?

Many hosts have settings on Airbnb and/or VRBO that offer a discount for week or month long reservations. These will not be factored into our pricing but applied on top of our pricing.

We recommend that you remove any discounts you have set up in Airbnb and/or VRBO.

For example: Beyond Pricing is pushing 7 days worth of prices that total $1,000 dollars for the week. You've set a weekly discount of 10% on Airbnb for that listing. The guest will then be able to book your place for $900 for the week.

Do you have Smart Pricing enabled in Airbnb?

If you are using Airbnb's Smart Pricing or a different pricing tool you will need to ensure they are turned off. These programs will continue to influence your pricing after we have pushed our suggested prices. Here's how to do that in Airbnb:

Do you have a variable cancellation policy set in Airbnb?

If you offer a Refundable and a Non-Refundable cancellation policy, our suggested pricing will be used for the Refundable nightly price. If guests choose the Non-Refundable option the guest is given a 10% discount on the nightly rate.

Are you testing another tool?

Have you been testing other pricing tools? You will need to ensure that these tools do not still have access to your Airbnb and/or VRBO account. Otherwise they will overwrite our suggested prices.

Were changes to blocked dates/reservations made in the last 24 hours?

If you unblock dates or receive a cancellation, the newly available dates will not reflect our latest pricing until your account has been refreshed, either automatically at midnight or manually.

If you'd like a change made in Airbnb or VRBO to show up in Beyond Pricing immediately, simply refresh the corresponding account in your Accounts Tab like this:

Is the difference less than $2/night?

Because of the way we round, at times there can be slight ($1 - $2) discrepancies in the pricing per night as viewed on Beyond Pricing versus Airbnb or another platform. Don't worry, this is only in the view, the full prices are still the same.
