Introducing: Beyond's Public MCP, now available directly inside the AI tools you already use!

Neyoba connects to Claude, ChatGPT, and other AI assistants via Beyond's Public **MCP** (Model Context Protocol) server. Once connected, you can ask questions about your listings, market demand, calendars, rates, and pricing insights, all in plain language, right inside your favorite AI app.

##
**What Is MCP?**

MCP is Beyond's AI-powered assistant built on the open-source **Model Context Protocol (MCP)** standard, an open standard that lets AI assistants like Claude and ChatGPT securely connect to external tools and data sources on your behalf.

Once connected, your AI assistant can answer questions using your _real_ Beyond data, such as listing performance, market demand, booking gaps, rates, and pricing insights, without you having to copy and paste anything manually.

Neyoba operates with exactly the same permissions as the person using it, so it can only see and do what you can see and do in your Beyond account.

Neyoba is currently **read-only** -- it can answer questions and surface insights about your listings, market, and pricing, but it cannot make changes to your listings or rates.

**Example Prompts**

Once Neyoba is connected in Claude or ChatGPT, here are prompts to try. They're grouped from simple questions (just Neyoba) to workflows that combine Neyoba with other tools you've connected in Claude.

### **Basic Prompts (Neyoba Only)**

These work in Claude or ChatGPT with just the Neyoba connection, no other tools needed.

**Portfolio performance**

* **"What were the occupancy and ADR for my listings last month?"**
Delivers: A summary of occupancy rate and average daily rate across your portfolio for the period you specify, broken out by listing if you ask.

* **"Which of my properties are underperforming on revenue, and how do they compare to the market?"**
Delivers: A ranked list of your lowest-performing listings with the revenue gap versus market benchmark for each, so you know where to look first.

* **"Summarize my portfolio's performance over the last 90 days."**
Delivers: A plain-language rollup of occupancy, ADR, and revenue trends, good for a quick health check without opening the dashboard.

**Booking pace and calendar**

* **"Show me calendar availability and any booking gaps for the next 30 days."**
Delivers: A list of open nights across your listings in the next 30 days, flagging any unusual gaps.

* **"Which listings are behind pace for \[month\]?"**
Delivers: A list of listings whose booking pace is trailing your market's typical pace for that month, so you can prioritize where to adjust rates or promotion.

**Market and demand intelligence**

* **"How does demand look in my market this summer, and are my rates competitive?"**
Delivers: A market-level view of expected demand alongside how your current rates stack up against comparable listings.

* **"Are there any events near my listings in the next 30 days that could influence demand?"**
Delivers: A list of nearby events (festivals, conferences, and so on) in the window you specify, with a note on which listings they're closest to.

* **"How is my market performing this year compared to last year?"**
Delivers: A year-over-year comparison of occupancy, ADR, or RevPAN for your market, useful for framing performance conversations with owners.

**Competitive benchmarking**

* **"How does my ADR compare to similar listings in my market?"**
Delivers: A comparison of your rates against a comp set of similar listings, so you can see if you're priced above, at, or below market.

* **"What's the average length of stay for listings like mine in my market?"**
Delivers: A benchmark figure for length of stay in your market segment, useful for adjusting minimum-stay strategy.

###
**Advanced Prompts (Neyoba + Another Connected Tool)**

These pair Neyoba with another tool you've connected in Claude, like Gmail, Slack, Google Calendar, or Google Drive, so the answer turns into something ready to send or share. Neyoba itself stays read-only; the other tool is what drafts, posts, or files the output.

* **"Pull last month's performance for the \[property name\] listing, and draft an email to the owner summarizing it."**
    Tools: Neyoba + Gmail
Delivers: A ready-to-review email draft in Gmail with the owner's actual numbers already written in. You edit and send.

* **"Check my listings for booking gaps in the next 2 weeks and post a summary to #marketing-team in Slack."**
    Tools: Neyoba + Slack
Delivers: A digest message posted to the Slack channel you specify, flagging which listings have open nights coming up.

* **"Pull this quarter's occupancy and ADR by listing, and put it into a new Google Sheet."**
    Tools: Neyoba + Google Drive
Delivers: A new spreadsheet in your Drive with the data organized by listing, a starting point for your own reporting or owner statements.

* **"Compare my top 5 listings' performance to last year, and draft a Slack post I can share with my team."**
    Tools: Neyoba + Slack
Delivers: A drafted message summarizing the year-over-year comparison, ready to post to a channel of your choice.

* **"Summarize this month's performance for each owner in my portfolio and draft a separate email for each one."**
    Tools: Neyoba + Gmail
Delivers: Individual draft emails, one per owner, each populated with that owner's specific numbers directly in an inbox.

Neyoba's MCP connection is read-only and scoped to whatever the connecting Beyond user can already see. It can answer questions and pull data, but it can't change listings or rates.
