[**Insights**](https://app.beyondpricing.com/dashboard/insights) was built to give you the key information you need to be your own best revenue manager, all in the Beyond platform. It makes tracking portfolio performance, troubleshooting, and taking action on this information easier than ever!

Insights include information on **Paid Occupancy**, **Total Revenue**, **Average Daily Rate**, and more. You can use filters to adjust the set of listings you are viewing data for, and you can analyze pacing and year-over-year trends.

The goal of insights is to help you understand how your property is performing, with comparisons that can help you understand if you may need to adjust your pricing strategy.

There is a lot of information that can be gathered utilizing Insights, including the following:

*   Total Revenue (see the FAQ section below on what Total Revenue for Insights includes)
*   Paid Occupancy
*   Average Daily Rate (ADR)
*   Revenue Per Available Night
*   Paid Occupancy (Available Nights)
*   Median Booking Lead Time By Check-In Date
*   Cancellations By Stay Date

The first 3 charts give you several options for the timeframe of the information you'd like to track for:

**Total Revenue** is the total rental revenue achieved each day across accepted reservations. You can decide which year(s) you would like to look at during a specific set of time, or even further delve into your information by selecting a date, week, or monthly view:

**Breakdown of Total Revenue: FAQs** 

_**What's included in Total Revenue?**_ 

When first connected with no filters applied, the platform will start with your PMS (property management systems) if applicable, next OTAs (Online Travel Agency) with Airbnb first, then Homeaway/Vrbo. The accounts must be active and connected. If no account is found, then you will see the message: "No PMS, Airbnb, Homeaway/Vrbo managed account found". 

_**What reservations do you pick up?**_ 

We get qualified reservations from your PMS or OTA from listings that are non-deleted and actively listed. 

_**What is considered a qualified reservation?**_

The rental amount or billable amount must be higher than 0. 

We will start with the rental amount, and if there is no rental amount, then we will use the billable amount. 

_**What's the difference between the rental amount and the billable amount?**_ 

Rental amount does **_not_** include fees- Billable amount does include fees. 

_**Do you include owner reservations?**_ 

No, we do not include owner reservations. We only include accepted reservations. 

_**What about canceled reservations? Do you include those in Total Revenue?**_ 

No, canceled reservations are not included in the Total Revenue data in Insights. 

_**How many years of data does Total Revenue in Insights include?**_  

We limit the reservations to 3 years in the past from the current date, to 2 years forward. We prioritize the rental amount first, as mentioned, to calculate the revenue charts. If we don't have that information available, we use the billable amount. 

**Occupancy** shows you the percentage of days occupied by accepted reservations. This graph does not include calendar blocks, owner stays, or bookings with $0 rental value. The overview will help you compare year-by-year booking occupancy:

The **Average Daily Rate** (ADR) is the average price, excluding any fees, that a guest paid each night. This is a beneficial metric because it is another way to ensure that a customer is mindful of setting the right prices for their listings. It provides good median information to refer to when discussing projections for an upcoming listing year, and the user can create reports for their personal and professional records based on their average rates over time:
