# What are Time-Based Adjustments and how should I use them?

Beyond's Dynamic Pricing allows you to set percentage discounts in the Time-Based Adjustments in order to increase the likelihood that you receive a booking in the immediate short term. Time-Based Adjustments will pull the nightly price down, but never below your Minimum Price.  
  
On the flip side, you can also use the Time-Based Adjustments functionality to increase rates for certain time periods, too.  
  
By default, Dynamic Time-Based Adjustments is enabled for _all_ users. 

Dynamic Time-Based Adjustments factors are calculated using historical availability data for each group (market, cluster, and bedroom buckets), enabling adjustments that align with historical trends and market-specific conditions.

### **Guidelines for changes or new listings**

  
Every market and listing is unique, so there are no "correct" Last-Minute/Time-Based Discount strategies. However, there are some general guidelines:

*   If your listing is brand new, then Beyond will have a default rule that says "Lower to Minimum Price within 1 day". This will help to encourage last-minute bookings by optimizing your pricing:![](https://cdn.kustomerhostedcontent.com/media/603e4c1ab69d9cd3c0b6f415/97d46fffa26e026b532cfd4953680729.png)  
    
*   We recommend using more aggressive Time-Based Adjustments (see below) for a new listing. This will allow you to get some bookings in the short term and gain those all-important 5-star reviews.
*   Studio and one-bedroom units tend to book last minute more often, while larger rentals book further in advance. We recommend setting more aggressive discounts close to the date of stay for larger homes.
*   Fly-to markets require planning to get to. For Time-Based Adjustments to be effective, you may want to push these Time-Based Adjustments into the last 21 and 28 days instead of three and seven days, for example.  
      
    

In general, we recommend staggering discounts, with the largest discount closest to the date of stay, and smaller discounts farther out. If you'd like to be very aggressive with your discounts in the Time-Based Adjustments (perhaps your listing is new), we recommend following this schema:

*   3 days - 40%  
*   7 days - 35%
*   14 days - 25%
*   21 days - 20%
*   30 days - 10%

You can update, add, or remove your Time-Based Adjustments at any time by adjusting your customizations:

## **Customizing your Future Increase Strategy**

  
We always recommend increasing your pricing for dates further in the future. It's true that a lot of people plan well ahead of time for vacations, but it's also true that a lot of people are not quite as organized and book much closer to the date of stay (more people fall into this category than you may think!). So when someone books your property for a stay in 12 months' time, for example, they are effectively removing your property from the pool of properties that will be surfaced for anyone else looking to stay on those dates. This is ok, but they should pay a premium for this privilege!

**Implementing changes**

  
To adjust your Time-Based Adjustments, go to the Customize tab and open Time-Based Adjustments. Input your preferred percentage discounts and hit the green save button at the bottom of the screen.

Let's take a look at our example listing in Las Vegas. It's a brand new listing, and we want to encourage guests to book our place so we can gain a few 5-star reviews upfront. That way, we won't have to push our Base Price lower than what it should be now or in the future to get more bookings. Let's implement aggressive Time-Based Adjustments:

  Note that you will need to have at least one Time-Based Adjustments aved. If you do not want any discounts set up, you can set this to a 0% decrease for the next 0 days.

  

On your Beyond Calendar, you can hover over dates to see how Time-Based Adjustments affect pricing. These discounts will show up as "Lowered due to decrease for the next 21 days" or "Lowered due to decrease for the next 3 days," and so on.

We can now see that change reflected on our Beyond Calendar. Let's take a look:

## **Seasonal Time-Based Adjustments**

  
You can now use Seasonal Time-Based Adjustments to create discounts that are even more customizable for your listing(s). For example, discounting more in low seasons and less in high seasonal demand!

You can also choose to exclude a season from time-based adjustments. If you select this option, during the time period specified no time-based adjustments will be applied:

### Lowering Min Price within a Certain Number of Days

  
You can choose to Increase, Decrease, or Lower the ADR (Average Daily Rate) to your Minimum Price for the season you would like, **within** or **after** a certain number of days:

### **What exactly does "Lower to Minimum Price" mean, and how do I know when to set this?** 

  
Lower to Min means you would like to lower the rate to your minimum price, so you would like your Average daily rate to be at the minimum price within "x" amount of days for the date range you specify. You are only able to choose "**within**" for the Lower Price to Min setting. 

Let's use the following example: 

_"I would like to lower to the minimum price between now (June 12th) and July 1st for the next 20 days."_

In this instance, you would set "Lower to Min Price within 20 days":

This means that for the next 20 days, your listing will be lowered to the Minimum Price. This is what it will look like in your calendar:

**PLEASE NOTE:** The date July 1st would be lowered within 20 days to your Minimum Price according to this setting. However, 20 days **_from_** July 1st would **not** be lowered on July 1st, as the days after July 1st are not included in the date range selected in this example.

**Dynamic Time-Based Adjustments and Strategy Tiers**

  
You can now use Dynamic Time-Based Adjustments, ensuring recommendations that adapt to fluctuating market dynamics.  
  
The Dynamic Time-Based Adjustments factors are calculated using historical availability data for each group (market, cluster, and bedroom buckets), enabling adjustments that align with historical trends and market-specific conditions.

You can disable/enable Dynamic Time-Based Adjustments right in your Customize tab for your listing. If you select "Disable Dynamic Time-Based Adjustments," it will turn off this feature, and you can manage your Time-Based Adjustments manually. 

  
**With the Dynamic Time-Based Adjustments rules, your prices will never go below the set Minimum Price under any circumstances.**

1\. **Customized Adjustments**

*   Dynamic Time-Based Adjustments suggest the best discounts and premiums by analyzing booking trends on comparable listings with the same bedroom size and cluster. When the region doesn't have enough bookings, we rely on additional trusted sources, like trends from smaller bedrooms in the same neighborhood, bookings from the same period last year, or aggregated market data. We have you covered!

2\. **Seasonal Trends**

*   We focus on recent bookings (last 200 or up to 3 months) to identify seasonal trends. This helps us adjust prices based on how far out guests typically book.

3\. **Targeted Discounts**

*   For periods with **high availability** (low demand), prices are discounted more to stay competitive.
*   For periods with **low availability** (high demand), discounts are minimal as bookings are more likely.
*   Adjustments are fine-tuned with minimum and maximum thresholds to avoid extreme changes.

4\. **Weighted Adjustments by Lead Time**

*   Discounts are slightly higher for last-minute bookings and lower for longer lead times, ensuring competitive pricing throughout the booking window.
*   By dynamically adapting your prices to local demand and trends, Dynamic Time-Based Adjustments helps you maximize occupancy and revenue in any season.

## **Strategy Tiers**

  
With Strategy Tiers, you can have more control over the increases and decreases that are made in dynamic Time-Based Adjustments! 

You can choose from the following options: 

**Occupancy-focused tier**: deeper last-minute discounts and higher further-out premiums based on occupancy pacing 

**Revenue-focused tier**: moderate last-minute discounts, high far-out premiums **_(Recommended!)_**

**Rate-focused tier**: lower last-minute discounts and higher far-out premiums  

Essentially, Dynamic Time-Based Adjustments optimize your pricing for upcoming unsold nights by using the latest market data to show how far in advance guests are booking. With Strategy Tiers, it will allow for more insight and control to tailor these discounts and premiums to better suit your unique pricing strategy for your listing(s) and portfolio. 

The timeframe for the discounts doesn't change, just the percentage that is applied. 

This is what it looks like in your listing, under the Customize tab under "Time-Based Adjustments," and you can click on the tier to choose which one to apply. Make sure you click **Save Changes** whenever you update your tier:
