**Connecting your account**

  
Here’s how to get started:

*   Log into Beyond
*   Click on the "Link Another Account" button and you will see the option to link Airbnb and click "Link Account"
*   You will be taken to Airbnb to authorize the connection
*   After authorization, you'll return to Beyond and your listings will start importing

**Settings to adjust in Airbnb**

  
There are a few settings you need to adjust in Airbnb to get started:

1.  Make sure your calendar is only open for the next 12 months
2.  Set an artificially high Base Price on Airbnb
3.  Remove any Length-of-stay discounts you have in Airbnb, like Weekly, Monthly, and Weekend Pricing.

**Adding a new listing**

  
New listings and other changes made in Airbnb will show up automatically when we refresh your account once per day. To have a new listing or any other changes in Airbnb show up quickly, simply refresh your account in your [**Accounts**](https://v2.beyondpricing.com/dashboard/user/accounts) tab like this. You can follow the progress of the refresh with the loading bar at the top:

  It can take up to 24 hours for your new listing to show if you don't refresh your account in Beyond. **Airbnb's Host-Only Service Fee**

  
As of December 2020, Airbnb instituted a new type of service fee structure, providing two options for some short-term rental hosts. The two options are Split-fee Pricing and Simplified Pricing, also known as the Host-Only Service Fee or Host Service Fee.  
  

### **Split-fee Pricing (Standard)**  
  

With this service fee structure, most hosts pay 3% of the total payout (some hosts which include Airbnb Plus Hosts, Hosts with listings in Italy, and Hosts with Super Strict cancellation policies may have to pay more) and guests are charged a service fee between 12-20%.  
  

### **Simplified Pricing (Host-Only Service Fee)**  
  

With this service fee structure, the guest will no longer have a visible service fee (the line item will not appear in the breakdown of fees charged for a booking), and the host will pay 15% which means they will need to factor this fee into their pricing.

  All Non-EU listings will be migrated to the Simplified Pricing structure by September 2026. Beyond recommends increasing your Base Price by 15% to offset this fee. If your listings are merged in Beyond, you can alternatively add a [**15% markup**](https://support.beyondpricing.com/en_us/how-do-i-manage-the-same-listing-on-airbnb-booking.com-and-vrbo-with-beyond-pricing-H1GDBoBO#markups) for your Airbnb listing.

  
**Are there Pros of Simplified Pricing?**   
  
Airbnb explains that this new service fee structure is great because guests are not put off by hidden fees, prices per night could end up being cheaper without impacting your revenue.  
  
Furthermore, Airbnb explained that hosts who made the switch in Europe saw increased bookings by approximately 17% between November 2019 and February 2020.  
  
With Simplified Pricing, setting up competitive rates is easier without worrying about the added service fee deterring your guests' decision to book.  
  
  
**Are there Cons of Simplified Pricing?** 

The major downside to Simplified Pricing is that your host fee will increase from 3% to 15%. To offset this fee you will need to increase your Base Price by 15% or the amount the guest was paying.  
  
The increase in Base Price will also be kept in mind when we price your high season. Our fluctuations will be based on this increased price. Another potential downside would be that the 15% increase may make your prices seem higher than other hosts at first glance which could impact your property's search ranking on Airbnb.  
  

### **Which Service Fee is better?**

  
Airbnb recommends implementing the Simplified Pricing fee structure as, during the testing phase of this fee structure, hosts were able to secure up to 17% more bookings compared to hosts with the traditional Split-fee Pricing service fee. You will need to weigh out the pros and cons, and the impact Simplified Pricing will have on your business to determine if it is the right service fee structure for your success.

**Troubleshooting**

**Why aren't my prices matching between Beyond and Airbnb?**  
  

There are a few factors that could result in your prices between Beyond and Airbnb not matching:

### **Smart Pricing is Enabled**

Please make sure you've disabled Smart Pricing within Airbnb. If you have Smart Pricing enabled, it can override our suggested prices on your Calendar. 

To disable Smart Pricing, simply navigate to your Calendar in Airbnb and switch the Smart Pricing toggle to "off" for your listing(s), like in the photo below:

**Length of Stay Discounts**

  
This refers to discounts set for people who stay a week or a month, for example. With Beyond we will automatically set the correct price for each day, so you shouldn’t need to use these discounts. Having said that, we know some users sometimes like to use them for marketing purposes. You can choose to leave those discounts on, but they will be applied ON TOP of our suggested pricing. This is what it will look like on your Airbnb Account:

**Variable Cancellation Policies**

  
This discount gives guests a 10% discount for booking a non-refundable stay. If you have this enabled you are essentially giving your guest a 10% discount when they choose the non-refundable option. This is what they will look like in the Airbnb Account:

**Weekend Pricing**

  
Within Airbnb, you can set a specific price for a weekend. Having this setting turned ON will prevent Beyond from pushing rates to whichever weekend period it's selected. To remove this simply go to your listing > Pricing > Custom weekend price and remove any amount set there:

**Seasonal Minimum Stays and/or Maximum Stays set in Airbnb**

  
If you have added Seasonal Minimum Stays in Airbnb before switching to Beyond, make sure to either check if the Seasonal Minimum Stays in Beyond match the ones in your Airbnb account or to remove them from Airbnb. Having mismatching information between Beyond and Airbnb might prevent our system from pushing prices to your Airbnb account.

Because we specialize in daily Dynamic Pricing, we don't support long-term stays. If you have Maximum Stays of 30 days or longer in Airbnb this might also prevent our system from pushing prices to your Airbnb account.

Here's how to find the Minimum, Maximum, and Seasonal Minimum Stays (in Airbnb, Seasonal Minimum Stays are called "Requirements". You will find them at the bottom of the regular Minimum and Maximum Stays settings):

**Why aren't my Minimum Stays settings matching between Beyond and Airbnb?**

**Rule Sets in Airbnb**

  
If you have specific **[Rule Sets](https://www.airbnb.co.in/help/article/2062?locale=en)** in Airbnb, those might be preventing the flow of Minimum Stays to your listings. You will need to remove these if you have them enabled. Here is what they look like and how to remove them:

### Price Posting Errors

  
For listings that you don't need the error fixed for, but want to hide from your Beyond Dashboard, you can opt to **[mark the specific listing Off-Program](https://support.beyondpricing.com/how-do-i-use-my-dashboard-filters-to-see-all-my-listings-BkiZwroBd#on-off-program)**.

  

#### Long-Term Rental Only  
  

*   You can only host long-term rentals (28 nights or more). If you’d like to host short term, you can register with the city.

  
This error message appears when local regulations restrict you from renting out the listing on a short term basis.

Please refer to this Airbnb article about **[what type of regulations to be mindful of](https://www.airbnb.com/help/article/961)**.  
Airbnb Help Center has articles covering specific cities as well (**[Los Angeles example](https://www.airbnb.com/help/article/864)**).

1.  After reviewing the Airbnb Help Articles, ensure that your listing and your registration are complicit with the city for short-term rentals.  
      
    
2.  As shown in the Los Angeles example, Airbnb Support has different email addresses for registration help in each city.  
    If you are experiencing issues with adding the registration to your listing, please refer to the Airbnb Help Center for the right point of contact to request help from.  
      
    
3.  Once your Airbnb listing is ready for short-term rentals, please let us know at **[support@beyondpricing.com](mailto:support@beyondpricing.com)**.  
    We will then be able to manually validate the listing from our end.  
      
    
4.  Once your listing has been validated, it will populate in your Beyond Dashboard and you will be able to activate it for price posting.

  

#### User Not Authorized  
  

*   Cannot get Airbnb listing xxxxxxxx: unauthorized error: User not authorized to view  
      
    

Your Airbnb account no longer has access to that specific listing.  
This will show when a listing, which you had price posting activated for in Beyond, is transferred off from your Airbnb account.

1.  For this type of error, you can opt to **[mark the specific listing Off-Program](https://support.beyondpricing.com/how-do-i-use-my-dashboard-filters-to-see-all-my-listings-BkiZwroBd#on-off-program)**.  
      
    
2.  If you'd like direct control for that listing, please request for its host to transfer the hosting authority to your Airbnb account.  
      
    
3.  Once the listing is under your Airbnb account, please let us know at **[support@beyondpricing.com](mailto:support@beyondpricing.com)**.  
    We will then be able to manually validate the listing from our end.  
      
    
4.  Once your listing has been validated, it will populate in your Beyond Dashboard and you will be able to activate it for price posting.

  

#### Address Issue  
  

*   Sorry, please contact support if you need to change the market of your listing.  
      
    

There is an issue with the address details in Airbnb for your listing.  
Either parts of it are missing or misspelled, or Airbnb internally assigned the wrong map coordinates for the listing

1.  Please ensure that the address details for the listing have been entered in full in Airbnb, and check for any mistakes or omissions.  
      
    
2.  Please request for the listing's map coordinates to Airbnb Support, and send the received coordinates, along with a screenshot of your current Airbnb address settings, to [**support@beyondpricing.com**](mailto:support@beyondpricing.com).  
    We will then be able to review the address settings and either manually validate the listing from our end or inform you of what changes need to be made.  
      
    
3.  Once your listing has been validated, it will populate in your Beyond Dashboard, and you will be able to activate it for price posting.

  

#### Minimum Price Conflict  
  

*   Based on your cleaning fee of $\_\_\_, the minimum nightly price you can charge is $\_\_\_.  
      
    

The Cleaning Fee for the listing set in Airbnb is causing Airbnb not to accept the Minimum Price as set in Beyond.

1.  Please adjust either the Airbnb Cleaning Fee or the Beyond Minimum Price, and request at **support@beyondpricing.com** to validate the listing internally.  
      
    
2.  Once your listing has been validated, it will populate in your Beyond Dashboard and you will be able to activate it for price posting.

  

#### Minimum & Maximum Stay Conflict  
  

*   You've set a maximum stay of \_\_ nights. Choose a minimum stay less than that.  
      
    

The Maximum Stay setting for the listing set in Airbnb is set to be lower than the Minimum Stay setting set in Beyond.

1.  Please adjust either the Airbnb Maximum Stay or the Beyond Minimum Stay, and request validation at **support@beyondpricing.com** to validate the listing internally.  
      
    
2.  Once your listing has been validated, it will populate in your Beyond Dashboard, and you will be able to activate it for price posting.
