What do I need to do in Airbnb and/or HomeAway/VRBO and Beyond Pricing to get started?

So you've decided to use Beyond Pricing to help you manage pricing for your listing - great choice! We have some recommendations on things to do both in Airbnb and HomeAway/VRBO and Beyond Pricing to help ensure that your listing is set up for success.

  1. Make sure your calendar is only open for the next 12 months
  2. Set an artificially high Base Price on Airbnb and HomeAway/VRBO
  3. Turning off other pricing tools
  4. Remove and discounts you have set in Airbnb and HomeAway/VRBO

In Beyond Pricing

  1. Connect your Airbnb and/or HomeAway/VRBO account to Beyond Pricing
  2. Set your Base and Minimum Prices
  3. Save & Sync Prices
  4. Adjust settings in the Customize Tab for the listing (if necessary)

On Airbnb and/or HomeAway/VRBO

Make sure your calendar is only open for the next 12 months

In general, Beyond Pricing does not recommend pricing for more than a year out from now because there isn't enough statistically significant demand data available to confidently recommend pricing that far out. With that in mind, there is a very good chance that if bookings are made more than a year out that we could be leaving money on the table.

In short, we only push pricing for the next 365 days and we recommend you only take bookings for the next 365 days.

Here are instructions on how to keep your calendar blocked out more than 12 months in advance on Airbnb and HomeAway/VRBO.

Set an artificially high Base Price on Airbnb and HomeAway/VRBO

This helps when you unblock dates or have a guest cancel, for example. When this happens, there may be a brief period of time where our latest prices have not pushed into your account. In order to prevent opportunistic guests from booking your listing at a low rate, set an artificially high Base Price in Airbnb and HomeAway/VRBO.

We will automatically update both prices and availability every night at midnight local time. This is just a way to prevent bookings at a low price during any brief windows where dates open and we haven't had a chance to sync. Here's some information on setting your Base Price from Airbnb and HomeAway/VRBO.

Turning off other pricing tools

If you are using Airbnb's Smart Pricing or a different pricing tool you will need to ensure they are turned off. When multiple pricing strategies are enabled, they will continue to override each other, and your rates will not always be consistent with rates Beyond Pricing suggests.

Here are some instructions on how to turn off Smart Pricing in Airbnb and Market Maker in HomeAway/VRBO.

Remove and discounts you have set in Airbnb and HomeAway/VRBO

If you have special discounts enabled within Airbnb or HomeAway/VRBO, they will be applied on top of the pricing generated by Beyond Pricing. We recommend removing these discounts. We specialize in helping you set the correct nightly price for your listing, no length of stay discounting needed!

In Beyond Pricing

Connect your Airbnb and/or HomeAway/VRBO account

Simply head to the Accounts Tab, click on the relevant logo and input the information you use to log into that account.

We need access to your account to collect real-time information about your listing and to automatically update prices on your calendar every day. We use state-of-the-art encryption and only access your account when we post prices, so your information is safe with us!

Did you successfully connect your account but can't see any listings? Make sure your listing is active on Airbnb and/or HomeAway/VRBO and it is in a market we support.

Set your Base and Minimum Prices

Base Price

We define Base Price as the average price you would charge for your listing. Setting the correct Base Price for your listing is one of the keys to maximizing revenue. Once the right Base Price is set, we can appropriately apply factors that change nightly demand, such as Seasonality, Day of the Week, and Local Events.

Minimum Price

The Minimum Price is the lowest rate you'd be willing to accept for a night. It is completely up to you and we recommend setting it as low as you feel comfortable. Just remember that a high Minimum Price will likely result in fewer bookings in periods of low demand and limit last minute bookings.

Save & Sync Prices

To finalize your changes click Save & Sync Prices.

Syncing prices generally takes around 30 minutes but for some PMS connections is can take a few hours. If you do not see prices syncing appropriately please reach out to us at support@beyondpricing.com.

Adjust settings in the Customize Tab for the listing

If you have your Airbnb account connected directly to Beyond Pricing it is unlikely that you will need to make any adjustments in the Customizations Tab for your listing. Most adjustments to settings other than pricing are made directly in Airbnb.

If you have your HomeAway/VRBO account connected directly to Beyond Pricing and have Minimum Stay requirements you will need to set these up in the Customizations Tab. Check out What are Annual/Seasonal Minimum Stays and Gap Fillers, and how do I use them? for more information.
