Aside from setting the correct base price and familiarizing yourself with the health score, there are a few other things to do when getting started with Beyond Pricing.

If you haven't read up on base price and health score please do this first:  Base Price & Health Score

Block your calendar more than 12 months out

In order to push accurate prices, we need historically significant data on your market. Therefore we will only push prices out 12 months into the future. We recommend you block your calendar out for anything further than one year in advance.

Set an artificially high standard rate on Airbnb & HomeAway/VRBO

This prevents bookings at a low rate before our prices have a chance to push into your calendar. For example: if you have dates blocked off and then unblock them later on, there is a brief period of time where our prices will not have pushed into your account. In order to prevent opportunistic guests from booking your listing at a low rate, set an artificially high standard rate. This also prevents bookings at the end of the 12 month period as referenced above. 

Note: we will automatically update both prices and availability every night at midnight local time. The above tip is just a way to prevent bookings during the brief window before we sync.

Turn off other pricing tools

If you are using Airbnb's Smart Pricing or a different pricing tool you will need to ensure they are turned off. These programs will override our pricing and prevent you from maximizing your revenue through Beyond Pricing.

If you don't know how to turn off Smart Pricing or want to check if you have it enabled follow these Airbnb instructions.

 Weekly & monthly discounts are applied on top of our pricing

Many hosts have settings on Airbnb and/or HomeAway/VRBO that offer a discount for week or month long reservations. These will not be factored into our pricing but applied on top of our pricing. If you do not want to continue offering these discounts then we recommend that you remove them.

For example: Beyond Pricing is pushing 7 days worth of prices that total $1,000 dollars for the week. You've set a weekly discount of 10% on Airbnb for that listing. The guest will then be able to book your place for $900 for the week.

 Review Your Account Settings

If you click on your email address in the top right-hand corner of the screen you will find the settings section of your account. From here you can: change your password, input a credit/debit card, see your past billing statements, and see your connected Airbnb/HomeAway/VRBO accounts. In order to get back to your dashboard simply click on the Beyond Pricing logo on the left-hand side of the page.
