What are Bulk Actions and how do I use them?

Bulk Actions enables you to update Base Prices, Minimum Prices, Minimum Stay settings and Manually Override rates in bulk. Prices can be changed by choosing a percentage increase or decrease or by setting a specific amount, right in your Beyond Pricing Dashboard.

Quick Overview Bulk Actions

Updating your settings in bulk is easy! Simply follow the three steps outlined below:

  1. First, invoke Bulk Actions by selecting listings in the Table View and pressing `Edit`, like this: 
Pro tip: Use your advanced filtering options (including saved filter groups) to efficiently choose the listings for which you would like to update settings.
  1. Next, input settings you would like to add or adjust in the Bulk Actions side panel.
For example: Imagine you want to set the Annual Minimum Stay to 3 nights and enable Gap Fills for three listings. Reason being that in general you avoid 1 or 2 nights stays but you are willing to accept shorter bookings if the dates go unbooked otherwise. In addition, you want to decrease rates by 10% for the first week of April to get a few bookings in for next week as you have none yet. The steps to action this:
  1. Finally, press save! Once your settings have updated, you will receive a confirmation notification in Beyond Pricing. Additionally, you and all users that can edit a listing included in the update will receive a confirmation email.
Pro tip: If you’d like to remind yourself of a Bulk Action in the future, simply snooze the confirmation email until that date! 

Set Base Prices in Bulk

Updating the Base Prices of all your properties to the same Base Price is typically not the best approach. However, adjusting your Base Prices by a plus or minus 5-10% can help greatly in achieving a more appropriate Health Score for those properties that need it. Learn more about Health Scores.

In general, we advise that if your listing’s performance is “Too Low”, the best next step is to lower the Base Price for that listing by 5-10% to begin to capture more bookings. If your listing’s performance is “Too High”, the next step is to raise your Base Price by 5-10% to start to capture bookings with a higher Average Daily Rate (ADR).

Here's an example of decreasing Base Prices by 10% for listings that have a low Health Score because they are under-booked in bulk in action:

Set Minimum Prices in Bulk

If your properties are consistently hitting their Minimum Prices it might be time to revisit them. In the Dashboard you can see the percentage of nights your listing is hitting your Minimum in the next 90 days. If this number is high it’s possible your listings are (or will be) overpriced and under-booked.

The "Minimum Prices" Bulk Actions feature is helpful when the Minimum Price for listings are hitting the minimum repeatedly in the next 90 days.

Add Minimum Stay Settings

If you manage your Minimum Stay settings in Beyond Pricing you can now adjust Annual and Seasonal Minimum Stays, Gap Fills and Orphan Minimum Night Stays and Buffers in bulk.

The "Minimum Stay" Bulk Action comes in handy when you have an annual Minimum Stay that you wish to override with a longer Seasonal Minimum Night Stay. This allows for more revenue during popular dates like Labor Day weekend.

The "Gap Fills" Bulk Action is useful to override your Annual Minimum Stay to allow for Gap Fills to ensure you can accept shorter bookings if those dates would otherwise go unbooked.

Remove Minimum Stay Settings

Removing Minimum Stay settings comes in handy when you're looking to update your Seasonal Minimum Stays for a lot of listings at once. You can choose specific dates you want to remove the Minimum Stay Settings from leaving those dates you wish to keep perfectly intact. Here is how to do this:

Add Manual Overrides

Bulk Actions allows you to manually override pricing for multiple listings at once and set your nightly rate to a specific price or adjust the current pricing by a percentage.

Let's look at an example.

Last year there were many inquiries for some of your listings for Memorial Day dates and you feel this year you would like to increase the price for these dates. Let's increase the prices for a few listings in bulk by an extra 20%.

Remove Manual Overrides

Removing Manual Overrides is an easy way to undo any price changes that no longer make sense for your listings. Using Bulk Actions ensures you do not spend more time on your listings than you have to and allows you to select any date range you want to remove Manual Overrides for.

Here's how to use Bulk Actions to remove unwanted Manual Overrides.


How do I use Bulk Actions? 

In your Beyond Pricing Dashboard, first toggle to the “Table” view. Then, select the listings for which you would like to update settings using the checkboxes on the left hand side. Click “Edit” to adjust settings in bulk. Pro tip: You can select all listings by checking the box in the table header. Select a certain group of listings using your advanced filtering options. 

Which features are included in Bulk Actions? 

With Bulk Actions, you are able to adjust Base and Minimum Prices, Annual and Seasonal Minimum Stays, Gap Fills, Orphan Min. Night Stays and Buffers, and Manual Overrides by percentage in bulk. You can also use Bulk Actions to clear Seasonal Minimum Stays or Manual Overrides for a certain timeframe. Finally, all users that can edit a listing included in a Bulk Action will receive a confirmation email when your settings have been updated. 

What are Gap Fills, Orphan Mins., and the buffer? Do I need to use them? 

Gap Fills work in combination with your Annual Minimum Stay to reduce restrictions and encourage bookings. Here’s how it works: when the gap between bookings falls below your Annual Minimum Stay, Gap Fills set your new Minimum Stay for that time period to the length of the gap. Please note that Gap Fills only apply when your Annual Minimum Stay is in action, meaning Gap Fills do not apply when Seasonal Minimum Stays are in action.

When Gap Fills are enabled, you can use both the Orphan Min. and Buffer to adjust the Minimum Stay restrictions between gaps. 

The Orphan Min. sets the floor of any gap length you are willing to accept bookings. For example, if you would like to use Gap Fills but would not like to accept one night bookings, you can set your Orphan Min. to two nights. Please note: by default, your Orphan Min. is set to one night. 

The Buffer allows you to reduce the Minimum Night Stay accepted below the length of the gap. For example, if your Minimum Night Stay is 7, and there is a 6 night gap between bookings, with Gap Fills enabled your new Minimum Stay would be 6 nights for that time period. Using a buffer allows that 6 night Minimum Stay to be flexible. If your buffer was set to 4 nights, your new Minimum Stay for that time period would be 2 nights (6 - 4 = 2); alternatively, if your buffer was set to 3 nights, your new Minimum Stay for that time period would be 3 nights (6 - 3 = 3). However, your new Minimum Stay will always respect the Orphan Min. you have set.  Please note: by default, your Buffer is set to zero nights. 

What happens when I use Manual Overrides to increase or decrease rates by a certain percentage?

Using Manual Overrides locks your rates at a new price, X% above or below what Beyond Pricing predicts for that date. This means prices will no longer fluctuate due to changes in demand or according to Last Minute Discounts. When set in bulk, prices will never go below the Seasonal Minimum Price, or if none, Annual Minimum Price set for each listing; additionally prices will never go above specified Maximum prices for each listing, if any exist.

What happens if I accidentally override my Base Prices incorrectly? Can I undo the changes?

You cannot undo any bulk changes you have made to your Base Prices (yet!). If you need to adjust your Base Prices to undo changes you can use the table below to account for the % increase or decrease.

For example, if you accidentally increased the price for a few of your listings by 10% and you want to correct this you will need to use the 9.09% and set the Manual override to "decrease" your prices.

If I decrease prices using Manual Overrides in bulk, will my price ever go below my Minimum Price for each listing? 

No. All Manual Overrides made in bulk will respect the Seasonal Minimum Price, and if none, the Annual Minimum Price. However, you can bring prices below the Minimum Price by individually overriding rates in the Beyond Pricing Calendar. 

If I increase prices using Manual Overrides in bulk, will my price ever go above my Maximum Price for each listing? 

No. All Manual Overrides made in bulk will respect the Maximum Price, if any. 

Where can I view my updated settings? 

An email summary of your updates will be sent to you and all users that can edit impacted listings once your settings have been implemented. You can view new settings in each individual listing page, too. For example, a new Seasonal Minimum Stay will appear in the Customize tab, nestled with existing Seasonal Minimum Stay settings, if any. 

I submitted my update and I haven’t gotten a confirmation notification or confirmation email; it has been 10+ minutes. What should I do? 

If your Bulk Action is taking longer than it should to submit (10+ minutes), we recommend cancelling and starting over with those same listings. This is like turning your device off and back on!
