Why is there a difference between Airbnb or HomeAway/VRBO and my Beyond Pricing calendar?
We connect to your Airbnb and/or HomeAway/VRBO account every day at midnight to push prices to your listings. We will never "revert" to old pricing as such, so if you see bookings come through that are for less than you expected, we want to help you find the cause to ensure you are getting booked at the best possible price.
Discounts on top
Many hosts have settings on Airbnb and/or HomeAway/VRBO that offer a discount for week or month long reservations. These will not be factored into our pricing but applied on top of our pricing. We recommend that you remove any discounts you have set up in Airbnb and/or HomeAway/VRBO.
Smart Pricing enabled
If you are using Airbnb's Smart Pricing or a different pricing tool you will need to ensure they are turned off. These programs will continue to influence your pricing after we have pushed our suggested prices.
Testing another tool
Have you been testing other pricing tools? You will need to ensure that these tools do not still have access to your Airbnb and/or HomeAway/VRBO account. Otherwise they will overwrite our suggested prices.
Recent changes to blocked dates/reservations
If you unblock dates or receive a cancellation, the newly available dates will not reflect our latest pricing until your account has been refreshed, either automatically at midnight or manually.
If you'd like a change made in Airbnb or HomeAway/VRBO to show up in Beyond Pricing immediately, simply refresh the corresponding account in your Accounts Tab like this:
Small $ difference (rounding)
Because of the way we round, at times there can be slight ($1 - $2) discrepancies in the pricing per night as viewed on Beyond Pricing versus Airbnb or another platform. Don't worry, this is only in the view, the full prices are still the same.
